River Estate is a private two-acre riverfront estate on Kauaʻi’s North Shore — two individually gated homes, Tommy Bahama interiors, tropical gardens and the Wainiha River running past the lanai. If what you want from a Kauai luxury vacation rental is privacy and setting rather than a resort lobby, this is that.
What luxury means on this coast
On the North Shore, luxury is not marble and a concierge desk. It is space, quiet, and a location you cannot buy your way into after the fact. River Estate sits at the end of a dead-end road on two acres of botanical garden, with river frontage, no neighbours in view, and no resort within miles.
The houses are properly finished — Tommy Bahama furnishings, full kitchens, air conditioning, wrap-around lanais, outdoor showers, BBQs, laundry, fast internet, a Tesla charger. But the reason guests return is what surrounds them: gardens, fruit trees, the sound of moving water, and a beach you reach by paddling across the river rather than by driving.

The Riverhouse
From $575 / night · sleeps 6
Three bedrooms, two baths, set directly on the Wainiha River. Wrap-around lanai with BBQ, full kitchen, beach gear provided, private parking. Paddle from the garden to a quiet stretch of sand.
Two bedrooms, two baths, a private lanai above the river and a garden of its own. Air conditioning, full kitchen, Tesla charger. The quieter of the two, and the one couples ask for.
Reserve both and the entire estate is yours — ten guests, two acres, complete privacy. It is how families take a reunion here, and how small weddings and honeymoon parties use the property.
Recognised for it
River Estate has been featured in National Geographic Adventure — you can read the original feature on our homepage — and listed by Lonely Planet, Gayot and Fodor’s Travel. Guest reviews run past 371 at 4.9 stars, and the property holds a Tripadvisor Travelers’ Choice award.

Whole-estate bookings — both homes together for ten guests, arranged directly with the owner.
Booked directly with the owner
There is no management company here. Mark Barbanell has owned and run River Estate for decades and has lived on Kauaʻi for more than fifty-five years — he answers the phone, prepares the houses and meets guests himself. For a property in this bracket that is unusual, and it is why the reviews mention him more often than the furniture. More on booking direct with the owner.
Frequently asked questions
What makes River Estate a luxury rental rather than a standard one?
Two private acres with river frontage, two separately gated houses, Tommy Bahama interiors, and a location minutes from Tunnels and Keʻe with no resort nearby. The privacy is the luxury — you are not sharing a pool, a lift or a car park with anyone.
Is the property beachfront?
No — it is riverfront, and we say so plainly. The Wainiha River runs along the property and you paddle across it to reach the beach. Guests who want to open the door onto sand should book a beachfront house; guests who want privacy, garden and water at the door choose this.
What is included?
Full kitchens, air conditioning, laundry, WiFi, TV, BBQ, outdoor shower, private parking, and beach gear — snorkel sets, boogie boards and chairs. Bikes, paddleboards and kayaks can be delivered to the property by local outfitters.
Are there minimum stays?
Five nights normally, seven over holidays. Full rates, taxes, fees and cancellation terms are published on the policies and rates page.
