River Estate is a private, 2-acre riverfront vacation rental on Kauai’s North Shore, located at 5-6691 Kuhio Highway near Hanalei. The estate features two separate rental homes — The River House (3 bedrooms, sleeps 6) and The Guest House (2 bedrooms, sleeps 4). The property sits along a flowing river surrounded by tropical gardens, with private river access and a paddle route to a secluded beach just two blocks away.
River Estate is owned and managed by Mark Barbanell, a 55+ year Kauai resident who personally built and maintains both properties. Mark is an accomplished craftsman who handpicked every piece of furniture, artwork, and design element in the homes. His deep local knowledge means guests receive genuine insider recommendations for the best beaches, restaurants, and hidden spots on the North Shore.

Yes, River Estate is fully licensed and compliant with Hawaii vacation rental regulations. The River House operates under permit TVNC-5132 and The Guest House under permit TVNC-1279. Our Hawaii State Tax ID is TV-052-031-4880-01. All required taxes including GET, TAT, and KTAT are collected and remitted.
The River House is the larger home with 3 bedrooms (California King master plus two additional bedrooms, each with its own private lanai), 2 bathrooms, and sleeps up to 6 guests. It features Tommy Bahama furnishings, a vintage late-1800s dining table, genuine 1930s-50s Hawaiian art, solid cherry hardwood floors, and a screened main lanai with gas BBQ.
The Guest House is a romantic 2-bedroom retreat (California King master plus Queen bedroom) with 2 bathrooms, sleeping up to 4 guests. Often called a “honeymooner’s paradise,” it sits at the upper end of the estate tucked along the river. It features custom Balinese hardwood furniture, cherry hardwood floors, and its own covered lanai.
Both properties include split-system A/C in all bedrooms and living areas, high-speed WiFi, ROKU smart TVs, full gourmet kitchens, washer and dryer, gas BBQ, and complimentary beach gear (chairs, umbrellas, boogie boards, coolers). Additional amenities include Tesla solar power, dimmable lighting throughout, quality linens, and private covered lanais with garden and river views. The estate runs on solar energy and features lush tropical landscaping.
Mark personally curated every detail over decades. The River House blends a genuine late-1800s dining table with Tommy Bahama living room furnishings and authentic 1930s-50s Hawaiian art — pieces you won’t find in any other rental. Floors are solid cherry hardwood with Chinese textured tile in kitchens and bathrooms, topped with quality Persian rugs. The Guest House features custom Balinese hardwood furniture and art, Chinese Slate flooring, and a more intimate tropical atmosphere.
Yes! One of River Estate’s most unique features is private river access that allows you to paddle downstream to a secluded beach just two blocks away. The calm, shallow river is perfect for kayaking or stand-up paddleboarding. Guests often describe the morning paddle as the highlight of their trip. Beach gear including kayaks and paddleboards can be arranged.

The minimum stay is 5 nights for standard bookings and 7 nights during holiday season (November 20-30 and December 20 – January 5). This ensures guests have enough time to truly experience the North Shore’s magic — most guests tell us they wish they’d booked longer.

River Estate is located at 5-6691 Kuhio Highway on Kauai’s North Shore, between Princeville and Hanalei. The estate sits on 2 private acres along a river, surrounded by tropical gardens and mountain views. You’re just a short drive from the famous Hanalei Bay, Princeville shopping, and the start of the Na Pali Coast trail system.
River Estate is approximately a 10-minute drive from Hanalei town and Hanalei Bay. Hanalei offers excellent restaurants, surf shops, art galleries, and one of Hawaii’s most photographed beach bays. The drive follows scenic Kuhio Highway with mountain and taro field views along the way.
Lihue Airport (LIH) is approximately 30 miles from River Estate, about a 50-60 minute drive north along the coast. The scenic drive passes through Kapaa, follows the coastline, and climbs into the lush North Shore — a beautiful introduction to Kauai. A rental car is recommended for exploring the island.
The closest beach is a secluded spot just two blocks away, accessible by paddling down the river from the property. Hanalei Bay — one of Hawaii’s top-rated beaches for swimming, surfing, and stand-up paddleboarding — is a 10-minute drive. Other nearby beaches include Anini Beach (great for snorkeling), Hideaways Beach, and Tunnels Beach at Ha’ena, all within 15-20 minutes.

Yes. Both properties have split-system air conditioning in all bedrooms and living areas. However, many guests find they prefer the natural trade winds and open lanai doors — the riverside location keeps the property naturally cool, and the sound of the river is best enjoyed with windows open. The A/C is there when you want it, especially on warmer summer days.
Yes, high-speed WiFi is available in both properties. It’s suitable for streaming, video calls, and remote work. Both properties also have ROKU smart TVs for entertainment. That said, most guests find they spend more time on the lanai listening to the river than watching TV.
Both properties feature full gourmet kitchens with everything you need to prepare meals — including quality cookware, utensils, dishes, and appliances. The North Shore has excellent farmers markets (Hanalei on Saturday, Waipa on Tuesday) where you can pick up fresh local produce, fish, and tropical fruits.
